If you're replacing a water heater, one of the biggest decisions is whether to install another traditional storage-tank water heater or spend more upfront for a tankless water heater.
Tankless sounds like the obvious upgrade.
It takes up less space, heats water only when you need it and can provide a continuous supply of hot water when properly sized.
But there's another side to the decision.
Tankless systems generally cost more to install, can require changes to gas lines, electrical service or venting, and need regular descaling—particularly in areas with hard water.
A traditional tank isn't as technologically impressive, but it's inexpensive, familiar to plumbers and remarkably straightforward.
So which is actually better?

How Does a Traditional Tank Water Heater Work?
A storage water heater is exactly what the name suggests.
It heats water and stores that hot water inside an insulated tank until you need it.
Common residential capacities include approximately 40, 50 and 60 gallons, although other sizes are available.
When you turn on the shower, hot water leaves the tank and cold water enters to replace it.
The heater then has to bring that incoming water up to temperature.
The advantage is that you've already accumulated a substantial reserve of hot water.
The disadvantage is that the heater spends energy maintaining that stored water at temperature even when nobody is using it.
This is called standby heat loss.
How Does a Tankless Water Heater Work?
A tankless—or on-demand—water heater doesn't maintain 40 or 50 gallons of hot water waiting for somebody to use it.
When you open a hot-water fixture, water flows through the unit.
A gas burner or electric heating element rapidly heats the water as it passes through.
Turn off the faucet and the heating process stops.
That's the fundamental efficiency advantage:
You're primarily heating water when you actually need hot water.
Natural Resources Canada says an ENERGY STAR certified tankless water heater can use approximately 30% less energy than a standard storage-tank model.
Tankless Wins on Space
This category isn't particularly close.
A conventional tank occupies floor space.
A tankless unit is comparatively compact and typically mounts on a wall.
That can be extremely valuable in:
- Small mechanical rooms
- Condos
- Townhouses
- Finished basements
- Smaller homes
- Properties where every square foot matters
If removing a large tank allows you to reclaim useful storage or living space, the value of tankless isn't limited to the energy bill.
Tank Usually Wins on Installation Cost
If your existing 50-gallon gas water heater fails and you replace it with another compatible 50-gallon gas water heater, the installation can be relatively straightforward.
The plumbing, gas supply and venting infrastructure may already be appropriate.
Switching from a tank to tankless can be different.
A tankless installation may require:
- Different venting
- A larger gas line
- New gas fittings
- Electrical power near the unit
- Condensate drainage for condensing models
- Changes to water piping
- Wall mounting
- Permits or inspections depending on jurisdiction
That's why comparing the retail prices of the two appliances can be misleading.
The important number is:
Installed cost.
How Much More Does Tankless Installation Cost?
There isn't one honest universal price because the conversion depends heavily on the house.
Replacing an existing tankless heater with another compatible tankless model can be relatively straightforward.
Converting an older tank installation to tankless can be considerably more expensive.
Historically, U.S. Department of Energy research found tankless installations could cost roughly 1.5 to 2 times as much upfront as tank-type installations, although actual 2026 contractor pricing varies substantially by location, fuel type and required modifications.
That's why we'd get at least three detailed installation quotes rather than relying on a national internet estimate.
Natural Resources Canada likewise recommends obtaining quotes from licensed professionals before buying.
Tankless Wins on Standby Energy Loss
A storage tank has an unavoidable problem.
It contains hot water.
That water gradually loses heat through the tank walls and connected plumbing.
The heater periodically turns back on to restore the desired temperature—even if nobody has used hot water.
Tankless systems largely avoid this standby-storage loss because there isn't a large reservoir being continuously maintained.
For households using relatively modest amounts of hot water, avoiding standby losses can be particularly attractive.
But Don't Assume Tankless Means Unlimited Capacity
Tankless manufacturers often advertise endless hot water.
That's true in one sense and misleading in another if misunderstood.
A properly sized tankless unit can continue heating water for as long as water flows through it.
You don't empty a 50-gallon reservoir and suddenly receive cold water.
But every tankless heater has a maximum flow rate.
Imagine simultaneously running:
- Two showers
- A dishwasher
- A washing machine
- A kitchen faucet
If the combined demand exceeds the unit's heating capacity, performance can suffer.
Natural Resources Canada specifically cautions that tankless systems can be limited when a household needs large quantities of hot water for several applications simultaneously.
Canadian Winters Make Tankless Sizing Especially Important
This is particularly relevant in Canada.
A tankless heater has to raise incoming water from its starting temperature to the desired output temperature.
If incoming municipal water is extremely cold during winter, the unit has to perform a much larger temperature increase than it would in a warmer climate.
That can reduce the amount of hot water a particular unit can deliver per minute.
Don't size a tankless heater based only on the manufacturer's headline maximum flow rate.
Ask the installer to calculate expected flow at your actual winter incoming-water temperature and desired output temperature.
Which Is Easier to Maintain?
If your priority is simplicity, we'd generally give the advantage to the conventional tank.
Both systems require maintenance.
But tankless units contain compact heat exchangers, flow sensors, electronic controls, burners and other components that can make professional diagnosis more specialized.
A conventional tank is comparatively simple technology.
That doesn't mean a tank should be ignored until it leaks.
Tank Water Heater Maintenance
Traditional tank maintenance generally includes:
- Flushing sediment from the tank
- Checking the temperature and pressure relief valve
- Inspecting gas combustion components where applicable
- Checking for leaks and corrosion
- Inspecting the sacrificial anode rod
The anode rod is particularly important.
Its job is essentially to sacrifice itself to corrosion so that the steel tank doesn't corrode as quickly.
Once that rod is depleted, the tank itself becomes more vulnerable.
Replacing an inexpensive anode rod at the appropriate time can therefore help extend the life of a much more expensive water heater.
Tankless Water Heater Maintenance
A tankless system doesn't have a giant steel tank that can eventually rust through.
But it has its own maintenance requirement:
scale.
Minerals can accumulate inside the heat exchanger as water repeatedly passes through it.
Manufacturers such as Rheem recommend routine flushing or descaling to remove mineral buildup.
Typical tankless maintenance can include:
- Flushing/descaling the heat exchanger
- Cleaning the inlet water filter
- Inspecting burners and ignition components
- Checking vents
- Inspecting the pressure-relief system
- Checking condensate drainage on condensing models
- Inspecting sensors and error codes
Rheem recommends annual maintenance for tankless systems, with more frequent descaling potentially appropriate in hard-water conditions.
Hard Water Matters—a Lot
If your home has hard water, don't ignore this section.
Calcium and magnesium can accumulate inside both types of water heater.
In a tank, minerals can settle as sediment at the bottom.
In a tankless unit, scale can accumulate on the heat exchanger.
Tankless heat exchangers can be particularly sensitive because scale interferes directly with heat transfer and water flow.
Rheem recommends considering descaling approximately every 6 to 12 months in hard-water conditions.
Traditional tanks may likewise benefit from more frequent flushing when mineral concentrations are high.
Which Is Cheaper to Maintain?
Generally, we'd give the advantage to the tank water heater.
The basic maintenance procedures are simpler, and almost every plumbing company is familiar with conventional tanks.
Tankless systems can require specialized descaling equipment and more sophisticated troubleshooting when electronic components, sensors or heat exchangers develop problems.
However, tankless systems also have an important long-term advantage:
many components can be serviced or replaced individually.
When the steel vessel of a traditional tank begins leaking, repairing the tank itself usually isn't practical.
The water heater is generally replaced.
Which One Lasts Longer?
Tankless generally wins.
Manufacturer guidance and historical Department of Energy research commonly put conventional tank systems around the low-teens in expected service life, while tankless systems can reach approximately 20 years or longer under appropriate conditions and maintenance.
Actual lifespan depends heavily on:
- Water quality
- Maintenance
- Usage
- Installation quality
- Fuel type
- Manufacturer
- Operating temperature
A neglected tankless heater exposed to severe scale isn't automatically going to outlive a well-maintained tank.
There's Another Tank Problem: Catastrophic Leaks
A traditional water heater contains dozens of gallons of water.
If the tank eventually corrodes and leaks, that water can damage:
- Finished basement floors
- Drywall
- Furniture
- Stored belongings
- Nearby appliances
This is one reason drain pans, floor drains and leak-detection/shutoff systems can be worthwhile.
Tankless units can certainly leak too, but they don't store 40 or 50 gallons waiting to escape when the vessel fails.
Which Gives Hot Water Faster?
Surprisingly, tankless doesn't automatically win.
The water still has to travel from the heater through the plumbing to your faucet.
A tankless unit may also take a moment to detect flow and begin heating.
Natural Resources Canada specifically notes that on-demand systems can increase hot-water wait times at fixtures and recommends discussing this issue with the installer.
If the water heater is far from the bathroom, switching to tankless won't magically eliminate the cold water sitting inside 50 feet of plumbing.
A properly designed recirculation system can address this, but it adds cost and complexity.
What About Power Outages?
This depends on the equipment.
Many modern gas tankless systems require electricity for electronic controls, ignition and venting.
That means a power outage can leave you without hot water even though natural gas is still available.
Some traditional gas tank heaters with standing pilot lights and non-powered atmospheric venting may continue operating during a power outage because they don't require household electricity to ignite the burner or operate an exhaust fan.
However, this isn't true of every gas tank water heater.
Modern high-efficiency power-vented and electronically controlled tank models can also require electricity. If the power fails, those systems may stop heating water just like a tankless unit.
A Tank Can Give You a Temporary Hot-Water Reserve
There's another important difference during an outage.
A storage-tank water heater already contains a substantial quantity of hot water.
Even if the heating system stops working when electricity fails, the insulated tank doesn't instantly become cold.
You may still have usable hot water stored inside the tank for some period of time, depending on:
- How hot the water was when the outage began
- How well insulated the tank is
- How much hot water you use
- How much cold replacement water enters the tank
- How long the outage lasts
A tankless heater doesn't provide that reserve.
If its electronics require electricity and the power disappears, opening the hot-water faucet won't give you a stored supply of heated water because there isn't one.
Electric Water Heaters Need Electricity—Tank or Tankless
For electric systems, the situation is straightforward.
An electric storage-tank heater can't continue heating water during an electrical outage.
An electric tankless heater can't heat water either.
The difference is that the storage tank may still contain hot water heated before the outage.
The electric tankless unit has no comparable stored reserve.
Can You Run a Tankless Water Heater on Backup Power?
Potentially, yes—particularly with a gas-fired tankless unit.
Although natural gas provides the heat, electricity generally powers the control board, ignition system, sensors and combustion fan.
That electrical requirement may be relatively modest compared with the energy required by a fully electric tankless heater.
A properly designed backup-power system, such as an appropriate generator or manufacturer-compatible battery/UPS arrangement, may therefore be capable of keeping certain gas tankless systems operational.
But don't simply plug a water heater into an inexpensive computer UPS without checking the manufacturer's electrical requirements.
Startup loads, grounding, waveform quality, venting controls and warranty requirements can matter.
If outage operation is important to you, ask the installer:
“Exactly what happens to this model when the electricity goes out, and what approved backup-power options can keep it operating?”
Don't Confuse Gas With Power-Outage Independence
This is an easy mistake to make.
A homeowner may think:
“My water heater runs on natural gas, so it will work when the electricity goes out.”
That depends entirely on the design.
A basic older-style gas storage heater with a standing pilot may require little or no external electrical power.
A modern condensing tankless heater may use gas as its primary fuel while still being completely dependent on electricity for operation.
A power-vented gas storage heater may also depend on electricity.
Fuel type and electrical dependency are two different questions.
Which Is Better During a Power Outage?
If outage resilience is a major priority, a traditional storage tank generally has one practical advantage:
stored hot water.
Even when a particular tank model can't continue heating during the outage, you begin with a reserve.
And certain simpler gas storage heaters may continue operating without grid electricity altogether.
A conventional gas tankless system usually has no hot-water reserve and generally stops producing hot water when its electrical controls lose power.
That doesn't make tankless a poor choice. It simply means homeowners in areas with frequent outages should include backup-power requirements in the buying decision rather than discovering this limitation during the first blackout.
Questions to Ask Before Installing Any Water Heater
Before choosing tank or tankless, don't begin by asking the contractor which appliance they prefer.
Begin by describing how your household actually uses hot water.
Then ask:
- How many people live in the home?
- How many bathrooms are there?
- How many showers could realistically operate simultaneously?
- Do we frequently run the dishwasher or washing machine while people are showering?
- What is our winter incoming-water temperature?
- What is our water hardness?
- Do we have natural gas, propane or only electricity?
- How far is the heater from the furthest bathroom?
- Do we need a hot-water recirculation system?
- What happens during a power outage?
- What is the total installed cost—not merely the appliance price?
- What maintenance does the manufacturer require to preserve the warranty?
- Who locally services this brand?
- Are replacement parts readily available in our area?
- How long is the heat-exchanger or tank warranty?
- How long are labour and parts actually covered?
- Does the warranty change if the water quality doesn't meet manufacturer requirements?
- Are permits and inspections included in the quotation?
- Does the installation comply with local gas, electrical, plumbing and venting requirements?
- Has this exact model or model family been subject to a safety recall?
Questions to Ask Specifically Before Installing Tankless
Tankless sizing is where homeowners can make expensive mistakes.
Don't simply ask:
“How many gallons per minute does this unit provide?”
Ask:
- What flow rate will this unit actually produce during our coldest winter incoming-water temperature?
- What temperature rise did you use when sizing it?
- What is the maximum BTU input?
- Can my existing gas meter and regulator supply that demand?
- Can my existing gas line supply it at the required pressure?
- Does the gas line need to be enlarged?
- What happens when two showers run simultaneously?
- Can we run two showers plus the dishwasher?
- What is the minimum flow required to activate the burner?
- Will our low-flow fixtures reliably trigger the heater?
- Is this a condensing or non-condensing model?
- What venting material and route are required?
- Where will the condensate drain?
- Does acidic condensate require neutralization?
- Does the unit require a dedicated electrical receptacle or circuit?
- Will it work during a power outage?
- Can an approved backup-power system operate it?
- Does the unit include built-in recirculation, or is an additional pump required?
- Will recirculation substantially reduce the expected energy savings?
- How often must the heat exchanger be descaled with our water hardness?
- Are isolation/service valves included so the unit can be flushed easily?
- What does an annual professional service cost?
- Are replacement heat exchangers, fans, control boards, flow sensors and igniters stocked locally?
- How many technicians in our area are actually trained to service this specific brand?
That last question is underrated.
A sophisticated tankless heater with an excellent warranty isn't particularly useful if the nearest qualified technician is three hours away and replacement parts take two weeks to arrive.
Questions to Ask Specifically Before Installing a Tank Water Heater
With a storage tank, ask:
- What tank capacity does our household actually need?
- What is the unit's First Hour Rating?
- How quickly does it recover after heavy hot-water use?
- Is it atmospheric vent, direct vent or power vent?
- Does it require electricity?
- Will this particular gas model continue operating during a power outage?
- What is the tank warranty?
- What type of sacrificial anode rod does it use?
- How difficult is the anode rod to access and replace?
- How often should the tank be flushed given our water quality?
- Does the installation include a drain pan?
- Where will the drain pan discharge?
- Should we install an automatic leak detector and water shutoff?
- Is there enough clearance above the heater to replace the anode rod later?
- Will the replacement fit through the mechanical-room door?
- Is the existing vent appropriately sized and in good condition?
- What is the installed cost of a comparable 40-, 50- and 60-gallon model?
- What would a high-efficiency tank cost compared with converting to tankless?
Minimum Tankless Requirements for an Average Home
There isn't a legitimate universal minimum tankless size because tankless heaters are sized according to simultaneous flow rate and temperature rise.
Rinnai, for example, tells buyers to determine three things:
- Required gallons per minute
- Groundwater temperature
- Required temperature rise
That's particularly important in Canada because the same tankless heater can deliver substantially less hot water during a cold Ontario winter than its headline warm-climate GPM specification suggests.
For an average detached home with approximately 2–3 bathrooms and 3–4 occupants, we'd generally begin the contractor discussion around a whole-home gas tankless unit capable of roughly:
- Maximum input: approximately 160,000–199,000 BTU/h
- Headline maximum flow: roughly 8–10 GPM
- Water connections: commonly 3/4 inch
- Gas supply: properly engineered for the appliance's actual BTU demand
- Electrical supply: appropriate grounded power for controls, ignition and fan
- Venting: manufacturer-approved vent system
- Condensate drainage: required for applicable condensing models
- Service valves: strongly recommended for routine flushing/descaling
For perspective, Rinnai's current V94XiN—marketed for small-to-medium homes—has a maximum input of 192,000 BTU/h and a published maximum flow rate of 9.8 GPM.
But don't interpret 9.8 GPM as guaranteed Canadian winter performance.
The minimum requirement is whatever unit can satisfy your calculated simultaneous demand at your actual winter temperature rise.
Don't Automatically Assume You Need a 3/4-Inch Gas Line Everywhere
This is another area where simplified internet advice can become misleading.
High-output tankless heaters can approach 200,000 BTU/h, so gas-system capacity is critical.
But Rinnai notes that some of its systems can operate using appropriately sized 1/2-inch or 3/4-inch gas piping depending on pipe length, inlet pressure, fuel type, pressure drop and the other appliances sharing the system.
For example, Rinnai's published sizing information shows dramatically different allowable pipe lengths as BTU demand increases.
So don't tell the installer:
“The internet says I need 3/4-inch pipe.”
Ask:
“Show me the gas-load and pipe-sizing calculation for this appliance and every other appliance sharing the supply.”
Minimum Tank Requirements for an Average Home
Storage tanks are easier to discuss in broad household terms, although the First Hour Rating is more useful than tank capacity alone.
For a typical home, a reasonable starting discussion is:

Those are starting points—not engineering rules.
A family of four taking four showers consecutively has a different demand pattern from four people taking simultaneous showers while the dishwasher runs.
That's why you should compare the tank's First Hour Rating, burner/input capacity and recovery performance rather than buying solely according to the number printed on the tank.
Our Minimum for the Average 3–4 Person Home
If we had to establish a sensible starting point before receiving professional calculations, we'd compare:
Tank: a quality 50-gallon unit with a First Hour Rating appropriate for the household's peak demand.
Gas tankless: a properly sized whole-home unit in approximately the 160,000–199,000 BTU/h class, with winter flow performance verified for the local incoming-water temperature.
Then we'd obtain the complete installed price of both.
That's the comparison that matters.
What About Electric Tankless for an Average House?
This deserves special caution.
A whole-home electric tankless heater can require enormous electrical capacity because it has to heat several gallons of cold water every minute instantly.
Depending on the required temperature rise and output, large electric tankless systems can require multiple high-amperage double-pole breakers and substantial electrical-service capacity.
Before considering one, ask an electrician to determine:
- Your home's service size
- Existing electrical load
- Required heater amperage
- Number of required circuits
- Panel capacity
- Wire sizes
- Whether a service upgrade would be necessary
If converting to whole-home electric tankless requires replacing the electrical panel or increasing the home's service, the installation economics can change dramatically.
Are There Water Heater Brands With Non-Traditional Problems?
This needs to be handled carefully.
We wouldn't label Rheem, Rinnai, Navien, A.O. Smith or Bradford White as inherently problematic brands based simply on internet complaints.
Every major manufacturer sells large numbers of appliances, and installation quality frequently causes problems that consumers attribute to the appliance manufacturer.
But there are documented product-specific problems and recalls worth knowing about.
Navien: Historical Carbon-Monoxide Recalls
Navien has had at least two notable U.S. Consumer Product Safety Commission recalls involving specific tankless products.
In 2011, approximately 13,000 Navien tankless water heaters were recalled because an unstable vent-collar connection could separate, creating a potential carbon-monoxide hazard.
The affected models included certain CR and CC series units manufactured in 2008.
A separate 2018 recall involved approximately 3,400 Navien condensing tankless water heaters and combination boilers associated with certain natural-gas-to-propane conversion kits that could result in excessive carbon-monoxide production.
These recalls involved particular products and circumstances. They are not evidence that current Navien tankless heaters as a brand are unsafe.
VST / VESTA.DS: A Much More Recent Recall
This one is especially relevant to someone shopping in 2026.
In October 2025, the CPSC announced a recall of approximately 36,700 VST-brand tankless water heaters in the United States plus approximately 3,500 sold in Canada.
The issue involved exhaust ducts that could crack and allow combustion gases to escape into the home, creating a carbon-monoxide hazard.
The recall covered specified VT, VR and VR Plus series models.
If considering a used VST/VESTA.DS heater or buying old inventory, we'd absolutely check the model against the recall.
Quietside and Coaire: The Support Problem Is the Bigger Warning
This may be the best example of a non-traditional problem.
In 2014, approximately 29,000 Quietside and Coaire tankless gas water heaters in the United States and another 2,200 in Canada were recalled because they could overheat and pose a fire hazard.
But there's an additional problem today:
The firm is no longer in business, and the CPSC says a recall remedy is no longer available.
That's exactly why we'd investigate parts and manufacturer support before buying a lesser-known tankless brand.
A 20-year theoretical appliance lifespan isn't much help if the company disappears and critical proprietary parts become unobtainable.
Older A.O. Smith, Rheem, State and Sears Units Had a Major Historical Thermostat Program
A very old CPSC program covering LP gas water heaters involved White-Rodgers thermostats installed across numerous brands, including certain A.O. Smith, Sears, Rheem and State Industries products.
The relevant equipment dates back decades and isn't particularly meaningful when comparing new 2026 models.
We mention it for one reason:
Brand name alone doesn't identify the problem.
Sometimes several manufacturers use a common component supplied by another company.
Bradford White Also Has Historical Model-Specific Recall History
CPSC records include certain older Bradford White gas-fired water-heater models involved in a heat-exchanger recall because blockage could create ventilation and cracking concerns.
Again, this involved specific historical models rather than the entire Bradford White product line.
How We Would Evaluate Brands Instead
Rather than asking:
“Which brand never has problems?”
we'd ask:
- Does the manufacturer have strong Canadian distribution?
- Are authorized technicians available locally?
- Are replacement parts stocked nearby?
- How long has this particular model family existed?
- What is the heat-exchanger or tank warranty?
- What does the parts warranty cover?
- Who pays labour after the first year?
- Can an ordinary licensed plumber service it, or only a brand specialist?
- Does the manufacturer publish service manuals and diagnostic information?
- Are replacement control boards and sensors reasonably priced?
- Has the exact model number been recalled?
- What happens to warranty coverage if annual descaling isn't documented?
For tankless in particular, we'd place enormous value on local service availability and parts support.
A slightly more expensive Rinnai, Navien, Rheem or another established product that five local contractors understand may be a better ownership decision than an obscure internet brand with impressive specifications but no local support network.
Our Pre-Installation Checklist
Before signing a contract, we'd want the quotation to state in writing:
- Exact manufacturer and model number
- Fuel type
- Rated BTU or electrical input
- Expected winter GPM for tankless
- Tank capacity and First Hour Rating for storage models
- Gas-line modifications
- Electrical modifications
- Venting work
- Condensate requirements
- Recirculation equipment
- Water-treatment recommendations
- Drain pan and leak protection
- Permit costs
- Removal of the old heater
- Manufacturer warranty
- Contractor labour warranty
- Required annual maintenance
- Estimated annual maintenance cost
- Total installed price including taxes
Quick Answer: Tankless or Tank Water Heater?
For most homeowners who want the lowest installation cost, easiest maintenance and simplest repairs, a traditional tank water heater is still the better practical choice.
Tankless is better when space is valuable, you want higher efficiency and continuous hot water, you're willing to pay more upfront, and you will maintain the unit properly. Tankless can also last longer, but sizing is critical—especially in cold Canadian climates.
For an average 3–4 person home, we'd start by comparing a quality 50-gallon storage tank against a properly sized whole-home gas tankless unit in roughly the 160,000–199,000 BTU/h class. Don't choose the tankless model by its advertised maximum GPM alone; have the installer calculate its output using your actual winter incoming-water temperature.
